Renovation of a Commercial Space for a Specialized Clinic

The proposal for this dental clinic located in Algeciras is based on a clear spatial concept: to optimize the internal functioning of the centre while offering a serene and comfortable sensory experience for the patient. To achieve this, the project develops a circular circulation system that prevents crossings between users entering for consultation and those who have completed their treatment. This functional separation enhances both operational efficiency and the perception of the space, fostering an atmosphere of order and tranquillity.

The clinical programme is organized around four treatment rooms —three standard boxes and a main box that includes a surgery room— all designed with maximum privacy and acoustic isolation in mind. At the core of the project is the reception area, conceived as a central hub for welcoming and managing patients, with two distinct stations: one for patient arrival and another for checkout and post-treatment attention. This central scheme allows for efficient coordination of internal flows and ensures continuous visual control of the space without compromising patient privacy.

From a formal and material standpoint, the proposal embraces sinuous shapes combined with a warm, homogeneous palette of materials to create a sensation of serenity, comfort, and emotional well-being —an especially important quality in a healthcare environment such as a dental clinic.

This comfort is further reinforced through an integrated environmental strategy:

  • Acoustic comfort, achieved through the incorporation of sound-absorbing materials in ceilings and wall claddings
  • Olfactory comfort, thanks to an active ventilation system that introduces filtered and subtly scented air into every room.

Proyect concepts

There are two administrative offices equipped with a sophisticated smart glass darkening system, enabling them to either participate in the clinic’s activity or maintain complete privacy as needed.

In the basement level, staff facilities and storage areas are located, thus separating operational and logistical functions from the clinical programme.

The design of the houses offers a very clear example of the rational architecture of the time:

– a porch entrance

– patio with a covered corridor

– load-bearing walls in façade

-intermediate bays with pillars and deep concrete beams

-staircase made with brick vault

Simplicity is the common link in the materials and construction solutions used.

The refurbishment project tries to value all this. It starts from a building that has undergone numerous reforms over time, undermining its original conception. Therefore, the renovation will be in charge of cleaning and enhancing the original values of the property.

Proyect concepts

– Recover the original scale of the patio – Eliminate all the partitions except for the closure of the access stairs to the upper floor, which will serve as the nucleus of all the facilities

-Show inwards the materiality of the house that responds to a time and a very specific way of understanding construction – Contrast the original elements with new finishes and textures that enrich the proposal

Take advantage of the intervention on the façade to improve the energy efficiency of the property and propose a language that makes the building stand out from the surrounding without losing sight of the solutions for the environment.

The ground floor has the public spaces of the studio, taking advantage of the direct relationship with the street. It is proposed to compartmentalize the space using mobile shelves, in such a way that the space can be adapted to the different uses that are needed.

The upper floor will be the work area, with more privacy and better sunlight. The furniture has been designed to adapt to the existing space in order to make the best use of it. In addition, the exterior balcony, playing with the wooden blinds, offers an intermediate space with a character different from that of the workspace, improving the insulation of this facade in the summer season.
