The Palacio de Yanduri, located at Puerta de Jerez in Seville, stands as one of the most representative examples of early 20th-century palatial architecture in the city. It was built between 1901 and 1904, commissioned by the Marquises of Yanduri, following a design of clear French inspiration. The building is set on the grounds formerly occupied by the palace of the Vicentelo de Leca family, which housed the Military Intendancy and where the poet Vicente Aleixandre was born in 1898.

The project was initiated by Antonio Rey y Pozo and completed by Jacobo Galí y Lassaleta following the former’s death. The building adopts a French-influenced neoclassical language, characterized by compositional restraint, the rigorous symmetry of its elevations, and the incorporation of finely crafted ornamental elements, all of which refer to European academic models both in its volumetric configuration and in its architectural detailing.

Throughout the 20th century, the building underwent a series of programmatic transformations that have contributed to the complexity of its historical reading. During the Spanish Civil War, it was used as the headquarters of the insurgent forces and as an occasional residence for Francisco Franco during his stays in the city. In the following decades, it accommodated educational, conventual, and administrative functions, until its acquisition in 1987 by Banco Santander, which currently maintains it as its regional headquarters.

The refurbishment intervention is conceived through a strategy of respectful programmatic insertion, aimed at adapting the building to its contemporary use as an administrative and customer service facility. The proposal focuses on the reconfiguration of the ground floor and part of the first floor to accommodate customer service areas, as well as the comprehensive refurbishment of the remaining first-floor spaces, designated for the central offices of the regional headquarters.

One of the main challenges of the project lies in reconciling the implementation of a contemporary corporate identity with the building’s distinctive heritage conditions. This tension is addressed through a balanced intervention strategy, in which new elements are conceived as autonomous, reversible systems, clearly legible in relation to the historic fabric.

Proyect concepts

On the ground floor, the intervention acquires a particular level of complexity, as it requires the incorporation of meeting spaces with high standards of privacy within a context subject to strict heritage protection requirements imposed by the relevant authorities.
The adopted solution is articulated through the insertion of functional “boxes”, conceived as independent elements within the existing spatial framework. This approach enables a precise and non-invasive intervention, capable of accommodating new uses without substantially altering the original spatial qualities, while ensuring the levels of comfort, acoustic insulation, and privacy required by the program.
