This residential development is located in the newly expanding urban area of El Limonar, Málaga, strategically positioned near a key access point to the A7 highway, ensuring excellent connectivity. The project adheres to the urban planning guidelines outlined in the Partial Plan, optimizing the building volume and placement within the plot while respecting the regulatory constraints..
The complex consists of three blocks of buildings, each with a ground floor plus two stories (GF+2), arranged in an “L” shape in the northeast corner of the plot. This layout frees up the southwest corner for landscaped communal areas and recreational spaces, while prioritizing the orientation of the inner facades towards the south and southeast, offering stunning sea views and maximizing the natural light within the residences.
The plot coverage is limited to just 20%, ensuring low building density and emphasizing the prominence of outdoor communal spaces. The project is organized around three platforms that take advantage of the site’s natural slope: the first platform houses the buildings, the second is dedicated to children’s recreational areas and picnic spaces, and the third accommodates the pool and its surrounding areas. This tiered arrangement allows for optimal integration with the existing topography, creating accessible and seamless pathways between the different zones.

In terms of materiality, the project has been developed under the principles of industrialized dry construction, optimizing time and ensuring greater precision in the finishes. GRC (Glassfibre Reinforced Concrete) panels were used for the exterior surfaces, combining their strength and precision with the warmth and texture of natural wood, applied in unique elements such as latticework and cladding. This combination of materials establishes an aesthetic dialogue between technology and nature, generating a harmonious visual contrast that reinforces the contemporary character of the project without losing the connection with the Mediterranean environment.
The terraces are a central element in the design of the homes, acting as the true heart of each housing unit. In this privileged environment, the terraces not only allow an extension of the living space, but also favor a direct relationship with the landscape, the climate and the sea views. The façade takes on dynamism thanks to the movement generated by the rhythmic arrangement of these terraces, visually supported by the warm, organic texture of the natural wood. This formal vibration gives the ensemble a living façade, where shadows and light are constantly changing, enriching the visual and spatial experience of the residents.
The architectural design of the residences seeks a balance between functionality and aesthetics, utilizing contemporary construction solutions and high-efficiency materials that meet current sustainability standards. The outdoor spaces are designed not only as recreational areas but also as part of the passive climate control system, incorporating native vegetation and shaded areas that contribute to the thermal comfort of the communal zones.
This development combines rational and efficient architectural design with a clear focus on creating open spaces that encourage social interaction and enhance the well-being of the residents, all within a privileged setting with panoramic views of the Mediterranean Sea.

3 blocks called A, B and C are built:
Block A. With two portals, ground floor + 2 and 9 apartments per portal. A total of 18 dwellings.
– Block B. It has a single portal, ground floor + 2 and 6 apartments. A total of 6 dwellings.
– Block C. With two portals, ground floor + 2 and 6 apartments per portal. A total of 12 dwellings
Buildings A and C have a dimension of 12.20 m wide by 39.95 m long. Block B is the same width and approximately half as long, 12.20m wide by 20.20m long. All the buildings have residential use on the floors above ground and garage use on the ground floor. The construction of elements above the regulatory height is not allowed, therefore access to the community facilities roof is via an external staircase from the top floor on the access façade that is covered by the wooden latticework.

To complete the description of the buildings, a portal is described that could be extended to any portal of the urbanization.
All entrance halls are organized by a central communications core with stairs, elevator and distributor In the case of the portals of block A, to the left and this nucleus there is a two-bedroom house and between both a one-bedroom house. In the case of the entrance of blocks B and C, to the left and right of this nucleus there is a three-bedroom house. This scheme is repeated on the three floors of each building.
The two-bedroom homes open their living room-dining room-kitchen space to the interior facade of the plot, while the bedrooms open to the rear facade facing the street. The one-bedroom apartments are completely open to the interior façade of the plot. The three-bedroom dwellings open their living room-dining room-kitchen and master bedroom space to the interior facade of the plot, while the other two bedrooms open to the rear facade facing the street.
All homes have an outdoor terrace and/or garden space. This exterior space varies depending on the floor on which it is located.
Outdoor spaces are very important for the design (This area occupies the 80% of the plot). An outdoor swimming pool, a work area with Wi-Fi, a barbecue area and children’s games are planned.
On the material issue, work is done with prefabricated GRC and SATE facades and heat-treated wood lattices. The possibility of incorporating bathrooms in prefabricated houses is being studied to improve the quality of their execution.
A very energy efficient building is intended, with very simple installations and with the incorporation of photovoltaic production for self-consumption. An Energy Rating A has been planned.
